Schmitt Engineering has been designing commercial and residential subdivisions in McHenry County for 10 years.  Our designs are noteworthy for their preservation and incorporation of wooded areas, wetlands and natural stream channels, and for individual home sites that promote English and walkout-style homes complete with pathways/walkways, curvilinear roads and undulating berms.

Our proactive approach to working with government officials to resolve unclear wetland and stormwater ordinances (we are also known for our creative stormwater retention basins—wet and dry) helps keep projects on track and on schedule.

Here are a few of our more recent projects:

  • Red Oaks Estates. The road layout provides curvature throughout the subdivision, especially in the lower, un-wooded area, to impart a desirable sense of character. Wooded areas, and lots of terrain and elevation changes, allow for unique and appealing house layouts (all lots are either English or walkout style). The entire site is 60 acres on which we have designed 51, one-acre lots—an uncommonly high ratio of lots per acre.

  • Preservation Oaks. No typical city lot look and feel to this subdivision, thanks to curvy roads and creative lot designs. Consists of 88, one-acre lots on 105 acres (lots eight through 15 are unusual-shaped, providing for walkout-style homes).

  • Forest Ridge. This upscale subdivision features a beautiful entrance boulevard, our trademark curvilinear roads, a three-acre lake and preserved wetlands (the lots go around them). There are 93 lots on 185 acres.
